Detail Engineering Design (DED)

Detail Engineering Design (DED)

Detail Engineering Design (DED) is the stage of translating a design into technical documents that are clear, measurable, and ready for construction. If architectural design answers “what kind of building do we want”, DED answers “how should the building be built correctly”.

DED documents are the main reference for contractors, supervisors, and project owners. Complete, coordinated working drawings help to:

  • Reduce errors and misinterpretation on site
  • Avoid sudden revisions that lead to cost and schedule overruns
  • Simplify the tender process and comparison of contractor bids
  • Ensure work quality meets technical standards
  • Provide a solid basis for building permit applications

Our DED services cover four disciplines delivered in a coordinated way:

  • Architecture: all details of the building's appearance and spaces
  • Structure: calculation and design of the structural system so the building is strong, safe, and efficient
  • MEP (Mechanical, Electrical, Plumbing): design of the installations that support building operations
  • RAB: calculation of quantities and the construction cost budget

By handling all four within one team, potential clashes between disciplines (for example, structural beams conflicting with pipe routes) can be detected and resolved at the design stage.

About the Cost Estimate (RAB): The RAB is prepared based on working drawings and technical specifications, with careful quantity take-offs and unit price analysis referencing current material and labor prices for the project region. It is itemized transparently per work item, helping you plan your budget, compare contractor bids, and control costs during construction.

Scope of Work & Work Stages

  1. Data Collection & ReviewWe review the final architectural design, site data, and the project's technical requirements. Where available, we also use soil investigation, survey, or topographic data as a basis for design.
  2. Architectural Design & DrawingsPreparation of complete architectural working drawings, including floor plans, elevations, sections, construction details, door and window details, floor-wall-ceiling details, stairs, and other architectural elements, along with material schedules.
  3. Structural Analysis & DesignWe calculate loads and design the structural system (foundations, columns, beams, slabs, and roof structure) in accordance with applicable technical standards. The results are presented in structural drawings and reinforcement details.
  4. MEP DesignDesign of building systems: mechanical (air conditioning and ventilation as the building requires), electrical (power, lighting, and panel installations), and plumbing (clean water, wastewater, and drainage).
  5. Interdisciplinary CoordinationArchitectural, structural, and MEP drawings are cross-checked to avoid clashes and ensure consistency with one another.
  6. Technical Specifications & Cost Estimate (RAB)We prepare material and work method specifications, and calculate quantities and the cost budget based on the final working drawings.
  7. Finalization & Document HandoverAll documents are reviewed, revised based on feedback, and then handed over complete and ready for use in both tendering and construction.
